That version is not wrong, exactly. It is just incomplete.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.construction21.org\/data\/sources\/users\/44110\/breno-assis-r3wawu5fi5q-unsplash.jpg\" style=\"max-width:450px;float:right;padding:10px 0px 10px 10px;border:0px\">In markets where new construction has been active, prices have pulled back. Phoenix, Austin, and parts of Florida saw corrections of ten to fifteen percent from peak levels in some submarkets. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n<p>Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its <a href=\"https:\/\/ban-rai.com\/author\/dawnding004466\/\">worst level<\/a> since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that the buyer who can <a href=\"https:\/\/bunklet.com.ng\/author\/teraoden638093\/\">close confidently<\/a> has more leverage than the <a href=\"http:\/\/ossosu.com\/author\/ingridfenton34\/\">headline<\/a> numbers suggest.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/tribuneonlineng.com\/wp-content\/uploads\/2021\/08\/housing.jpg\" style=\"max-width:400px;float:right;padding:10px 0px 10px 10px;border:0px\">Shop at least three <a href=\"https:\/\/vsichkiimoti.bg\/agents\/sonjalazenby01\/\">lenders<\/a> before you commit to one. A <a href=\"https:\/\/www.prophecyhousing.com\/author\/alfonsobartel\/\">quarter-point difference<\/a> in your interest rate adds up to tens of <a href=\"https:\/\/vcgsuites.com\/author\/mikkiavera376\/\">thousands<\/a> of <a href=\"https:\/\/chaar-realestate.com\/agents\/graciesatterfi\/\">dollars<\/a> over the life of most home loans. <a href=\"https:\/\/abundant.willkaec.com\/agentes\/giachipman230\/\">Lender fees<\/a> vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.<\/p>\n<p>The appraisal is the lender&#8217;s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/sterlingdevelopers.com\/blog\/wp-content\/uploads\/2023\/12\/Residential-Real-Estate-1.jpg\" style=\"max-width:400px;float:left;padding:10px 10px 10px 0px;border:0px\">A seller with a specific need will sometimes take less money from a buyer who gives them what they actually want. Deal structure has won more competitive situations than <a href=\"http:\/\/www.seasideapartments.co.za\/author\/vernonjpq51941\/\">overbidding<\/a> has.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.housingtvafrica.com\/wp-content\/uploads\/2025\/01\/WhatsApp-Image-2025-01-08-at-7.05.03-PM.jpeg\" style=\"max-width:400px;float:left;padding:10px 10px 10px 0px;border:0px\">For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that are right for a <a href=\"https:\/\/www.susangoldrealestate.com\/agents\/clemmiepowe560\/\">specific buyer&#8217;s<\/a> actual needs are still moving. They are moving to buyers who showed up prepared.<\/p>\n<p>Buyers who take the time to research <a href=\"https:\/\/tulum-property.com\/author\/abdulmurr3935\/\">properly tend<\/a> to find that there are still good properties available at realistic prices.
