Buying House<\/strong><\/p>\n

The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco<\/a>. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national<\/a> headlines as if they apply to you personally.<\/p>\n

In markets where builders have added meaningful supply in recent years, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure<\/a> of what share of median household<\/a> income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect to wait. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.<\/p>\n

Before you look at a single listing, get your pre-approval locked down. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based<\/a> on verified<\/a> income, tax returns, bank statements, and a hard credit pull<\/a>. Without that letter, you are not a buyer, you are a browser.<\/p>\n

The inspection is where the marketing<\/a> copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable<\/a> than the written report that follows.<\/p>\n

Price matters, but terms matter too. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness<\/a> to do a rent-back period<\/a> can all tip a deal in your favor without you spending an extra dollar on the purchase price.<\/p>\n

Real estate is illiquid<\/a>. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon<\/a> before you commit.<\/p>\n

Buyers who take the time to do their homework tend to find that opportunities<\/a> exist even when conditions look difficult on paper.
