Right now, the rules have changed more than they have at any point in a generation. The buyers who understand that are finding deals. The ones who do not are making expensive mistakes.<\/p>\n

The arithmetic<\/a> here is brutal and worth understanding clearly. A buyer who financed a $400,000 home at three percent in 2021 pays roughly $1,686 per month on principal and interest. That same loan at a seven percent rate costs $2,661. The difference<\/a> between those two payments explains why so many potential sellers are sitting tight. Volume collapsed. Prices mostly did not.<\/p>\n

A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull<\/a>. Any agent worth working with will tell you the same thing: no pre-approval, no offer.<\/p>\n

The appraisal is the lender’s check, not yours. A low appraisal<\/a> means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.<\/p>\n

A seller with a specific need will sometimes take less money from a buyer who gives them what they actually want. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period<\/a> can all tip a deal in your favor without you spending<\/a> an extra dollar on the purchase<\/a> price.<\/p>\n

The timing question, whether to buy now or wait for a better moment, is the one that trips up more buyers than any other single factor. The record on market timing for owner-occupied housing is not encouraging<\/a>. The more useful question is not whether now is the right time in the abstract; it is whether the home works for your actual life<\/a> for the next five to seven years.<\/p>\n

Real estate<\/a> rewards preparation more than it rewards timing. Waiting for a better market is a reasonable position only if your personal situation supports it, otherwise you are just paying rent<\/a> while prices hold. A look at real estate listings and pricing data<\/a> in your target area costs nothing and tells you a great deal.
