There is a version of the housing market<\/a> story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying<\/a> are the ones with cash. That version is not wrong, exactly. It is just incomplete.<\/p>\n

In markets where developers managed to bring inventory to market faster than demand absorbed it, prices have pulled back. Phoenix, Austin, and parts of Florida saw corrections<\/a> of ten to fifteen percent from peak levels in some submarkets<\/a>. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Alma is a name you might hear from a lot of agents right now, because the buyers getting deals done tend to treat the purchase like a business transaction rather than an emotional event<\/a>. That is not a personality trait. It is a preparation habit<\/a>.<\/p>\n

Shop at least three lenders before you commit to one. A 0.25 percent gap between two lenders’ quotes adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Ask each lender for a Loan Estimate<\/a> document, which breaks down all costs in a standardized format.<\/p>\n

The appraisal is the lender’s<\/a> check, not yours. A low appraisal<\/a> means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent whether recent comparable sales support<\/a> the price you are offering.<\/p>\n

Budget two to four percent of the purchase<\/a> price for closing costs, on top of your down payment. First-time buyers routinely underestimate<\/a> this number. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.<\/p>\n

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions<\/a>. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions look difficult<\/a> on paper. Current property listings and market tools at real estate listings and data<\/a> are worth bookmarking before you make any major moves.
