That is a real problem, and it is not going away quickly. What it means, practically, is that the pool of <a href=\"http:\/\/www.kkiestate.com\/en\/author\/julianef976712\/\">qualified buyers<\/a> is smaller than it was three years ago.<\/p>\n<p>Shop more than one institution, because the spread in rates and costs is real. A quarter-point difference in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.<\/p>\n<p>The appraisal is the <a href=\"https:\/\/houseplusplus.titancorpvn.com\/author\/alejandro41h41\/\">lender&#8217;s<\/a> check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.<\/p>\n<p>Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether the price has been reduced and by how much. A listing with a history of two failed deals in the past month is a fundamentally different negotiation than a <a href=\"https:\/\/luxurycondosingapore.com\/agent\/vivien44087546\/\">property<\/a> that is drawing multiple <a href=\"http:\/\/ossosu.com\/author\/vivienballenti\/\">showings<\/a> every day.<\/p>\n<p>Real estate is illiquid. None of that means do not buy.
