Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Right now, the rules have changed<\/a> more than they have at any point in a generation<\/a>. The buyers who understand<\/a> that are finding deals. The ones who do not are making expensive mistakes.<\/p>\n

Home prices at the national level have remained<\/a> well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. The locked-in effect has kept available inventory at historically low<\/a> levels in most markets, which means the correction that many analysts were expecting simply did not materialize<\/a> the way the data suggested<\/a> it should.<\/p>\n

Here is what that creates for someone who has done the work before they start looking: more room to negotiate than the market’s reputation suggests. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.<\/p>\n

Your credit score<\/a> affects your rate more directly<\/a> than most buyers realize<\/a>. Moving your score up by 40 points before you apply can be worth more than months of rate watching. If your score has room to improve, give yourself three to six months to work on it before you begin in earnest.<\/p>\n

The appraisal is the lender’s<\/a> check, not yours. A low appraisal means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent whether recent comparable sales support the price you are offering.<\/p>\n

Budget two to four percent of the purchase price for closing costs, on top of your down payment<\/a>. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate before you make any offers, so you can plan your cash position accurately.<\/p>\n

Real estate is illiquid. If there is a reasonable chance you will need to move in two years, renting<\/a> is the financially rational choice. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions look difficult on paper.
