The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco<\/a>. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.<\/p>\n

Home prices at the national level have held close to their peaks despite a sharp rise in mortgage rates. The reason is supply. The locked-in<\/a> effect has kept available inventory at historically low<\/a> levels in most markets, which means the correction that many analysts were expecting simply did not materialize<\/a> the way the data suggested<\/a> it should.<\/p>\n

Jamey is a name you might hear from a lot of agents right now, because the buyers getting deals done tend to know exactly what they want and why. That is not a personality trait. It is a preparation<\/a> habit.<\/p>\n

Before you look at a single listing, get your pre-approval locked down. Not a rough estimate. Not a verbal confirmation from a loan officer<\/a> you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull<\/a>. In this market, a seller who receives an offer without that documentation will not take it seriously.<\/p>\n

The appraisal is the lender’s<\/a> check, not yours. If the home appraises below the contract price, the lender will only finance against the appraised<\/a> value. Ask your agent whether recent comparable sales support the price you are offering.<\/p>\n

Real estate is illiquid. If there is a reasonable chance you will need to move in two years, renting is the financially rational choice. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to prepare<\/a> before they start looking tend to find that the market is more navigable than the headlines<\/a> suggest. A quick look at up-to-date property listings<\/a> will tell you more about your local market than most of what you read in national coverage.
