The real estate market does not move in one direction nationwide. It never has. What is happening<\/a> in Austin is not what is happening in Cleveland<\/a>. In markets where builders have added meaningful supply in recent years, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure of what share of median household<\/a> income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable<\/a> for longer than most buyers expect to wait. What it means, practically, is that fewer people can compete for each property.<\/p>\n

Your credit score<\/a> affects your rate more directly than most buyers realize. Moving your score up by 40 points before you apply can be worth more than months of rate watching<\/a>. If your score has room to improve, give yourself three to six months to work on it before you begin in earnest.<\/p>\n

The appraisal is the lender’s<\/a> check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require<\/a> a decision. Ask your agent whether recent comparable sales support the price you are offering.<\/p>\n

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers<\/a> are sometimes surprised by how much cash is required beyond the down payment<\/a> itself. Ask your lender for a Loan Estimate before you make any offers, so you can plan your cash position accurately.<\/p>\n

For buyers with a real reason to be in a specific place for the foreseeable<\/a> future, this market is more navigable than the headlines suggest. The homes that meet real criteria at a realistic<\/a> price are still moving. They are going to the people who did the homework before they started looking at listings.<\/p>\n

Buyers who take the time to do their homework tend to find that there are still good properties available at realistic<\/a> prices.
