The reason is supply. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that fewer people can compete for each property.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.architecturalrecord.com\/ext\/resources\/Issues\/2021\/09-September\/Chicago-Housing.jpg\" style=\"max-width:420px;float:left;padding:10px 10px 10px 0px;border:0px\">Before you look at a single listing, get your mortgage pre-approval <a href=\"https:\/\/listflips.com\/author\/louannkingsley\/\">completed<\/a> and in hand. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Any agent worth working with will tell you the same thing: no pre-approval, no offer.<\/p>\n<p>If the report surfaces significant deferred maintenance or <a href=\"https:\/\/atflat.ge\/agents\/kristagodfrey7\/\">structural<\/a> issues, you have real choices, and walking away is a legitimate one of them. You can ask the seller to <a href=\"https:\/\/avitotanger.com\/author\/jordanlind9322\/\">repair specific<\/a> items before closing. Before you make an offer, find out whether the price has been reduced and by how much. A listing with a <a href=\"https:\/\/investimo.biz\/author\/deonmabe113591\/\">history<\/a> of two failed deals in the past month is a fundamentally different negotiation than one that just hit the market at an <a href=\"https:\/\/www.findhomy.com\/author\/nickbidwill273\/\">aggressive<\/a> price.<\/p>\n<p>The timing question, whether to buy now or wait for rates to come down, is the one that trips up more buyers than any other single factor. The record on market timing for owner-occupied housing is not encouraging.
