There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.<\/p>\n

Home prices at the national level have remained well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. Homeowners who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.<\/p>\n

Affordability, by the standard<\/a> measure of what share of median household income goes toward the monthly payment<\/a> on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that fewer people can compete for each property.<\/p>\n

Before you look at a single listing, get your pre-approval locked down. Not a rough estimate<\/a>. Not a verbal confirmation<\/a> from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull<\/a>. In this market, a seller who receives an offer without that documentation will not take it seriously.<\/p>\n

If the report surfaces problems that go well beyond normal wear and tear, you have three options, not one, and walking away is a legitimate one of them. You can ask the seller to repair specific items before closing. What you should not do is panic and waive your right to negotiate.<\/p>\n

A seller with a specific<\/a> need will sometimes take less money from a buyer who gives them what they actually want. A longer closing window, a shorter inspection<\/a> period, a larger earnest money deposit, or willingness to do a rent-back period<\/a> can all tip a deal in your favor without you spending an extra dollar on the purchase<\/a> price.<\/p>\n

For buyers with a stable income, a down payment<\/a> of at least ten percent, and a concrete plan<\/a> to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that are priced correctly for current<\/a> conditions are still moving. They are going to the people who did the homework before they started looking at listings.<\/p>\n

Buyers who take the time to research properly tend to find that opportunities exist even when conditions look difficult on paper. Current property listings and market tools<\/a> at real estate listings and data<\/a> are worth bookmarking<\/a> before you make any major moves.
