Every few years the housing market rewrites<\/a> the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Home prices at the national level have held close to their peaks despite a sharp rise in mortgage rates. The reason is supply. Homeowners<\/a> who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts<\/a> were expecting simply<\/a> did not materialize<\/a> the way the data suggested<\/a> it should.<\/p>\n

If the report surfaces significant deferred maintenance or structural<\/a> issues, you have real choices, and walking away is a legitimate<\/a> one of them. You can ask the seller to repair specific items before closing. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.<\/p>\n

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation<\/a> is a fundamentally<\/a> different negotiation<\/a> than one that just hit the market at an aggressive price.<\/p>\n

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition<\/a> once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon<\/a> before you commit.<\/p>\n

Buyers who take the time to research properly tend to find that the market is more navigable than the headlines suggest.
