Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers<\/a> routinely underestimate this number. Ask your lender for a Loan Estimate before you make any offers, so you can plan your cash position accurately<\/a>.<\/p>\n

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that are priced correctly for current conditions are still moving. They are going to the buyers who treated the process like the major financial<\/a> decision it is.<\/p>\n

Real estate rewards<\/a> preparation more than it rewards timing. The market does not wait for the ideal moment, and neither should buyers who have done the work. Check up-to-date property listings<\/a> and see whether what is available matches what you have been planning for.
