Never Changing Suburb Will Eventually Destroy You<\/strong><\/p>\n

There is a version of the housing market<\/a> story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete<\/a>.<\/p>\n

Home prices at the national level have remained<\/a> well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. The locked-in<\/a> effect has kept available inventory at historically low levels in most markets, which means the correction<\/a> that many analysts were expecting simply did not materialize the way the data suggested<\/a> it should.<\/p>\n

Affordability, by the standard<\/a> measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme<\/a> does not automatically produce a correction<\/a>. What it means, practically, is that fewer people can compete for each property.<\/p>\n

Before you look at a single listing, get your mortgage pre-approval completed and in hand. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified<\/a> income, tax returns, bank statements, and a hard credit pull. Any agent worth working with will tell you the same thing: no pre-approval, no offer.<\/p>\n

The inspection is where the marketing<\/a> copy meets reality. Be there with the inspector and ask questions<\/a> throughout. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.<\/p>\n

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than one that just hit the market at an aggressive price.<\/p>\n

For buyers with a real reason to be in a specific place for the foreseeable<\/a> future, this market is full of opportunity that distracted or impatient buyers miss. The homes that are right for a specific buyer’s<\/a> actual needs are still moving. They are going to the buyers who treated the process like the major financial decision it is.<\/p>\n

Buyers who take the time to do their homework tend to find that there are still good properties available at realistic prices.
