Budget enough to cover origination fees, title, escrow, prepaid taxes, and insurance without being caught short at the table. First-time buyers are sometimes surprised<\/a> by how much cash is required beyond the down payment itself. Ask your lender for a Loan Estimate as early in the process as possible.<\/p>\n

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is more navigable than the headlines suggest. The homes that are priced correctly for current conditions are still moving. They are moving to buyers who showed up prepared.<\/p>\n

Real estate rewards preparation<\/a> more than it rewards<\/a> timing. The market does not wait for the ideal moment, and neither should buyers who have done the work. A look at real estate listings and pricing data<\/a> in your target area costs nothing and tells you a great deal.
