Before you do anything else, narrow your focus to the specific market you are shopping in and stop <a href=\"https:\/\/starexxglobalinvestment.com\/author\/seanhanslow814\/\">reading national<\/a> <a href=\"https:\/\/lookmyproperty.com\/author\/astridwilbanks\/\">headlines<\/a> as if they apply to you personally.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.wpb.org\/files\/assets\/city\/v\/2\/housing\/images\/housing-header.jpg?dimension\\u003dpageimagefullwidth\\u0026w\\u003d1140\" style=\"max-width:450px;float:left;padding:10px 10px 10px 0px;border:0px\">In markets where builders have added meaningful supply in recent years, prices have pulled back. Phoenix, Austin, and parts of Florida saw corrections of ten to fifteen percent from peak levels in some submarkets. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n<p>Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its <a href=\"http:\/\/www.kkiestate.com\/en\/author\/brookyancy882\/\">worst level<\/a> since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that fewer people can <a href=\"https:\/\/realestatemart.com.gh\/author\/gretabent48639\/\">compete<\/a> for each <a href=\"https:\/\/cphproperty.uk\/author\/dorrismcnair75\/\">property<\/a>.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/cdn.punchng.com\/wp-content\/uploads\/2019\/04\/12024118\/Real-Estate.jpg\" style=\"max-width:400px;float:left;padding:10px 10px 10px 0px;border:0px\">Before you look at a single listing, get your financing fully sorted. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Any <a href=\"https:\/\/nuffhouse.com\/author\/hildredkindler\/\">agent worth<\/a> working with will tell you the same thing: no pre-approval, no offer.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.mckissock.com\/wp-content\/uploads\/2016\/11\/GettyImages-1151832961.jpg\" style=\"max-width:430px;float:right;padding:10px 0px 10px 10px;border:0px\">The inspection is where the <a href=\"https:\/\/zamaka.com.pk\/author\/birgit39w92065\/\">marketing<\/a> copy meets reality. Be there with the inspector and ask questions throughout. A longer closing window, a shorter inspection period, a <a href=\"https:\/\/primehomesale.com\/author\/aidanscanlon26\/\">larger earnest<\/a> money deposit, or <a href=\"https:\/\/setiaskyvista.com\/author\/tristan2956019\/\">willingness<\/a> to do a rent-back period can all tip a deal in your favor without you <a href=\"https:\/\/gep.com.pk\/author\/staciez2854065\/\">spending<\/a> an extra dollar on the <a href=\"https:\/\/www.grupo90.com\/estate_agent\/martikinder539\/\">purchase<\/a> price.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.architecturalrecord.com\/ext\/resources\/Issues\/2021\/09-September\/Chicago-Housing.jpg\" style=\"max-width:420px;float:right;padding:10px 0px 10px 10px;border:0px\">The timing question, whether to buy now or wait for rates to come down, is the one that trips up more buyers than any other <a href=\"https:\/\/realtorexchange.in\/author\/priscillatroia\/\">single factor<\/a>.
