That is a real problem, and it is not going away quickly. That measure<\/a> being at a historical extreme does not automatically produce a correction. What it means, practically, is that the buyer who can close confidently has more leverage than the headline numbers suggest.<\/p>\n

Your credit score<\/a> affects your rate more directly than most buyers realize<\/a>. A score of 760 or above typically qualifies<\/a> for the best rate tier most lenders offer. If your score has room to improve, give yourself three to six months to work on it before you begin in earnest.<\/p>\n

The appraisal<\/a> is the lender’s check, not yours. A low appraisal means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent what the local pattern looks like before you structure an offer without an appraisal contingency.<\/p>\n

Budget enough to cover origination<\/a> fees, title, escrow, prepaid taxes, and insurance without being caught short<\/a> at the table. First-time buyers routinely underestimate<\/a> this number. Ask your lender for a Loan Estimate before you make any offers, so you can plan your cash position accurately.<\/p>\n

Real estate is illiquid. Transaction costs, agent commissions, and closing fees mean you typically need three to five years just to break even on a purchase<\/a>. None of that means do not buy. It means be honest about your time horizon<\/a> before you commit.<\/p>\n

Buyers who take the time to do their homework tend to find that there are still good properties available at realistic prices. Spending<\/a> twenty minutes with current homes for sale and market analytics<\/a> is a better use of your time than waiting for conditions<\/a> that may never arrive.
