There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.<\/p>\n

In markets<\/a> where new construction<\/a> has been active, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets<\/a> are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure of what share of median household<\/a> income goes toward the monthly payment<\/a> on a median-priced home, is near its worst level<\/a> since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect<\/a> to wait. What it means, practically, is that fewer people can compete for each property.<\/p>\n

Your credit score affects your rate more directly than most buyers realize<\/a>. Moving your score up by 40 points before you apply can be worth more than months of rate watching. If your score has room to improve, pull your reports, find the issues, and address them before you start shopping seriously.<\/p>\n

The inspection is where the marketing copy meets reality. Schedule<\/a> it and attend in person if at all possible. A good home inspector<\/a> will walk you through what they are finding as they go, and the conversation is often more valuable<\/a> than the written report that follows.<\/p>\n

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers routinely underestimate this number. Ask your lender for a Loan Estimate before you make any offers, so you can plan your cash position accurately<\/a>.<\/p>\n

The timing question, whether to buy now or wait for prices to pull back, is the one that trips up more buyers than any other single factor. The record on market timing for owner-occupied housing is not encouraging. The more useful question is not whether now is the right time in the abstract; it is whether the home works for your actual life<\/a> for the next five to seven years.<\/p>\n

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who got their finances<\/a> in order early.
