The inspection is where the marketing<\/a> copy meets reality<\/a>. Show up for it even if it costs you half a day of work. A good home inspector<\/a> will walk you through what they are finding<\/a> as they go, and you will learn more about the property<\/a> in three hours than in any number of showing visits.<\/p>\n

A seller with a specific need will sometimes take less money from a buyer who gives them what they actually want. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period can all tip a deal in your favor without you spending an extra dollar on the purchase<\/a> price.<\/p>\n

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan<\/a> to stay in the home for at least five years, this market is more navigable than the headlines suggest. The homes that are priced correctly for current conditions are still moving. They are moving to buyers who showed up prepared<\/a>.<\/p>\n

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who got their finances<\/a> in order early. The most useful thing you can do today is look at homes for sale near you<\/a> and see whether the numbers work for your situation.
