What’s Really Happening With Condos<\/strong><\/p>\n

There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying<\/a> are the ones with cash. That version is not wrong, exactly. It is just incomplete.<\/p>\n

In markets where new construction has been active, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced<\/a> home, is near its worst level<\/a> since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect to wait. What it means, practically, is that fewer people can compete for each property<\/a>.<\/p>\n

Shop at least three lenders before you commit to one. A quarter-point difference<\/a> in your interest rate adds up to around twenty thousand dollars over a thirty-year loan<\/a> on a four hundred thousand dollar mortgage. Lender fees vary too. Do not compare rate quotes without also comparing origination<\/a> fees, points, and closing costs.<\/p>\n

The inspection is where the marketing copy meets reality. Be there with the inspector and ask questions throughout. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.<\/p>\n

The offer price is one variable among several. Deal structure<\/a> has won more competitive situations than overbidding<\/a> has.<\/p>\n

Real estate is illiquid. If there is a reasonable chance<\/a> you will need to move in two years, renting<\/a> is the financially rational<\/a> choice. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Real estate rewards<\/a> preparation more than it rewards timing. Waiting for a better market is a reasonable position<\/a> only if your personal situation supports it, otherwise you are just paying rent while prices hold. Start by browsing current homes for sale and market resources<\/a> to build a realistic picture of your options.
