Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing with a history of two failed deals in the past month is a fundamentally different negotiation than a property that is drawing multiple showings<\/a> every day.<\/p>\n

The timing question, whether to buy now or wait for rates to come down, is the one that trips up more buyers than any other single factor. No one consistently times the real estate market. The more useful question<\/a> is not whether now is the right time in the abstract; it is whether you are buying because the numbers make sense for you, not because you feel social pressure<\/a> to own.<\/p>\n

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence.
