The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national<\/a> headlines as if they apply to you personally.<\/p>\n

Home prices at the national level<\/a> have held close to their peaks despite a sharp rise in mortgage rates<\/a>. The reason is supply. Homeowners<\/a> who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.<\/p>\n

Affordability, by the standard measure of what share of median household income goes toward the monthly payment<\/a> on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect to wait. What it means, practically, is that fewer people can compete<\/a> for each property.<\/p>\n

Your credit score affects your rate more directly than most buyers realize<\/a>. Moving your score up by 40 points before you apply can be worth more than months of rate watching. If your score has room to improve, talk to your loan officer about specific steps to raise it before you apply formally.<\/p>\n

If the report surfaces<\/a> problems that go well beyond normal wear and tear, you have real choices, and walking away is a legitimate one of them. You can ask the seller to repair specific<\/a> items before closing. What you should not do is panic and waive your right to negotiate.<\/p>\n

Negotiation<\/a> works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation than a fresh listing in a neighborhood where homes sell<\/a> in under a week.<\/p>\n

The timing question, whether to buy now or wait for rates to come down, is the one that trips up more buyers than any other single factor<\/a>. The record on market timing for owner-occupied housing is not encouraging. The more useful question is not whether now is the right time in the abstract; it is whether the home works for your actual life<\/a> for the next five to seven years.<\/p>\n

Buyers who take the time to do their homework tend to find that opportunities exist even when conditions look difficult on paper. Spending twenty minutes with current homes for sale and market analytics<\/a> is a better use of your time than waiting for conditions<\/a> that may never arrive.
