Excessive Buyer<\/strong><\/p>\n

There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.<\/p>\n

In markets where developers managed to bring inventory<\/a> to market faster than demand absorbed it, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure<\/a> of what share of median household income goes toward the monthly payment<\/a> on a median-priced home, is near its worst level<\/a> since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched<\/a> does not mean prices are about to fall sharply. What it means, practically, is that fewer people can compete for each property<\/a>.<\/p>\n

Shop at least three lenders before you commit to one. A 0.25 percent gap between two lenders’ quotes adds up to real money that most buyers leave<\/a> on the table by taking the first offer they receive. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.<\/p>\n

The inspection is where the marketing copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and you will learn more about the property<\/a> in three hours than in any number of showing visits.<\/p>\n

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing with a history of two failed deals in the past month is a fundamentally different negotiation than a property that is drawing multiple showings<\/a> every day.<\/p>\n

For buyers with the financial cushion<\/a> to handle a repair bill without panic, this market is workable, even if it is not cheap or easy. The homes that are priced correctly for current conditions<\/a> are still moving. They are going to the buyers who treated the process like the major financial decision<\/a> it is.<\/p>\n

Real estate rewards preparation more than it rewards timing. Nobody consistently calls the top or the bottom of a market, but buyers who show up informed and financially ready<\/a> close deals<\/a> in every cycle. Check up-to-date property listings<\/a> and see whether what is available matches what you have been planning for.
