The real estate market does not move in one direction nationwide. It never has. What is happening<\/a> in Austin is not what is happening in Cleveland<\/a>. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom<\/a> in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.<\/p>\n

Home prices at the national level<\/a> have held close to their peaks despite a sharp rise in mortgage rates<\/a>. The reason is supply. A seller who bought in 2021 at a three percent rate has nowhere affordable to go if they list today, which means the correction that many analysts were expecting simply did not materialize<\/a> the way the data suggested<\/a> it should.<\/p>\n

Affordability, by the standard measure<\/a> of what share of median household income goes toward the monthly payment on a median-priced<\/a> home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply<\/a>. What it means, practically, is that fewer people can compete for each property.<\/p>\n

Before you look at a single listing, get your pre-approval locked down. Not a rough estimate. Not a verbal confirmation from a loan officer<\/a> you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. In this market, a seller who receives<\/a> an offer without that documentation will not take it seriously.<\/p>\n

The appraisal is the lender’s check, not yours. A low appraisal<\/a> means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent what the local pattern looks like before you structure an offer without an appraisal contingency<\/a>.<\/p>\n

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation than a fresh listing in a neighborhood where homes sell in under a week.<\/p>\n

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions look difficult on paper. Current property listings and market tools at real estate listings and data<\/a> are worth bookmarking before you make any major moves.
